		<description>Hi Simon. I do have some data from the MLS I can share. Keep in mind that, while most sales occur through the MLS, there are some private sales that don&#039;t. Some data I have goes back only to 2004.  Everything below pertains only to single family residential (not condos or multifamily) in Madison:

2004  $472,500
2005  $525,000
2006  $549,950
2007  $542,500

Average Sale Price
2002  $453,226
2003  $501,215
2004  $606,430
2005  $653,649
2006  $702,954
2007  $680,195

Average Sale Price per Square Foot (remember: this is skewed by varying lot values)
2002  $187
2003  $253
2004  $244
2005  $279
2006  $265
2007  $265

The bottom line on values is that they have generally increased significantly over the past 5 years, but value is highly specific to each parcel.  In a town like Madison, where some property, for example, along Long Island Sound is extremely valuable, and other property, say, along busy streets, is much less so, averages and even median information can only take you so far in applying those to your own situation. 		<description>Harriet - I agree that it&#039;s a good idea to let sellers know how the commission is split between agents.  If sellers agree to an uneven commission split with more to the listing agent, there could be a problem for sure.  The typical 50/50 split seems the fair way to go.</description>

		<description>You have to decide that for yourself.  I&#039;m certainly no medical expert. Public health professionals recommend the flu shots based upon the risk/benefit analysis they perform on available data, which persuades me to follow their advice, but each person has to decide for him or herself.</description>
